A Simple Guide to Renting a Property

Book A Valuation

Renting a property should be a straightforward and positive experience. This guide outlines the key steps to help you find and secure a rental home with confidence.

Setting Your Budget

Before beginning your search, it’s important to establish a realistic budget. In addition to monthly rent, you should factor in the tenancy deposit, initial rent payment, and ongoing costs such as utilities and council tax. Ensure your income meets affordability and referencing requirements to avoid delays later in the process.

Your Property Search

Consider what you need from your rental home. Creating a list of essentials and preferences can help narrow your search. Think about location, commuting links, furnishings, parking, and whether you require a property that allows pets. Being flexible where possible can increase your chances in a competitive market.

Registering with Agents

Registering directly with Home Counties Estate Agents ensures you hear about suitable properties as soon as they become available. Rental homes often let quickly, sometimes before they appear online, so maintaining regular contact is key.

Viewings

Viewings should be arranged as soon as possible, as demand can be high. We accompany viewings wherever possible to answer any questions you may have about the property, tenancy terms, or the local area.

Making an Application

Once you have found a property you wish to rent, you will be asked to submit an application. This typically includes providing personal details, employment information, and consent for referencing. A holding deposit may be required to reserve the property while checks are completed.

Referencing and Agreements

All applicants will undergo referencing to confirm affordability, credit history, and previous landlord references. Once referencing is successfully completed, a tenancy agreement will be prepared for signature. You will also receive key documents, including the How to Rent guide, Energy Performance Certificate, and gas and electrical safety certificates.

Moving In

Before the tenancy begins, the first month’s rent and the balance of the deposit will be payable. An inventory and schedule of condition will be provided, detailing the property’s condition at the start of the tenancy. On move-in day, keys will be released and you can settle into your new home.

During Your Tenancy

Throughout your tenancy, Home Counties Estate Agents will remain on hand to assist with any queries or maintenance issues, ensuring the property is managed professionally and efficiently.
